Solenoid brake wear. The brake holds the door in the closed position. When it wears the door creeps open after closing — residents report the parkade door not staying closed. Brake adjustment or replacement. Not a new operator.
Spring wear. A strata parkade door running 80 cycles a day chews through a standard spring in two years. We have been called to buildings where the springs are original — ten or fifteen years old — on a door that has run over 200,000 cycles on a 25,000-cycle spring. The spring has not broken yet but the door is so heavy the operator is working at full current every cycle. Replace the springs before the operator dies trying to compensate.
