If the door is heavy, binding, or out of balance, throwing a new operator on it is not the fix. That just burns out another motor. Here is what we see in the field and how we handle each one.

Amarr commercial garage doors

What we usually see

Plenty of Amarr sectional steel doors on warehouses and service bays around Richmond and Vancouver. They hold up, but high-cycle openings wear through rollers, hinges, and bottom seals faster than people expect.

Common problems

Cracked or dented bottom sections after a forklift clips them, worn hinges that let the door rack to one side, dried-out rollers that bind in the track, and springs that have lost their pull so the door feels heavy by hand.

What we check first

Door balance. We disconnect the operator and lift the door by hand. If it will not hold position or feels heavy, the spring system is the problem, not the panel. Then we look at track alignment, rollers, hinge play, and section condition.

When repair makes sense

If the sections are straight and the track is solid. Springs, cables, rollers, hinges, and seals are all serviceable on an Amarr door that is otherwise in good shape.

When replacement makes more sense

When two or more sections are bent or rusted through, or the door has been patched so often it no longer seals or runs straight. New sections then cost close to a new door.

Hörmann commercial garage doors

What we usually see

Hörmann doors on newer commercial buildings, often paired with their own operators and safety gear. Good insulation and tight seals, but the hardware is specific, so a wrong part slows the repair down.

What we usually see

Manaras operators run a lot of warehouse and loading bay doors out here. Solid units, but they get neglected until they quit, and then it is an emergency call with a truck waiting at the dock.
