Commercial Garage Door Operators — Types, Specs, and How to Choose
The operator you spec determines how long the door lasts, how often it fails, and whether the warranty holds. Most callbacks trace back to an operator that was undersized for the cycle count or mounted where it cannot be serviced. This page walks through the four main commercial types — trolley, jackshaft, hoist, and gear-reduced — so you can match the operator to the door, the building, and the actual traffic.
Trolley operators — standard lift, straight pull
A trolley operator rides on a rail bolted to the ceiling, pulling the door via a straight arm connected to the top section. It is the default for standard-lift sectional doors up to about 14 feet high where headroom allows a horizontal rail run.
Where it fits
- Standard-lift track (12-inch radius, 15-inch headroom minimum)
- Doors up to 16 feet wide, 14 feet high, 600 lb
- Cycle counts under 25 per day — offices, small warehouses, retail back doors
Where it does not
- High-lift or vertical-lift track — the rail angle changes and the arm geometry binds
- Low headroom — the rail needs 12 to 18 inches below the ceiling
- Corrosive or wash-down environments — the rail and chain collect residue
Drive types
Chain drive is standard. Belt drive exists for noise-sensitive buildings but stretches over time and requires more frequent tension checks. Screw drive is rare in commercial sizes; it runs hot on high cycles and the nut wears faster than a roller chain.
Voltage and phase
Single-phase 115 V or 230 V for doors under 400 lb. Three-phase 208 V, 230 V, or 460 V above that. Three-phase motors run cooler, start harder loads, and last longer on frequent cycles. If the building has three-phase, use it.
Duty cycle rating
Look for continuous-duty or 30-minute ratings on the nameplate. Intermittent-duty motors (5- or 10-minute ratings) will overheat on a busy loading dock. The nameplate matters more than the brochure.
Jackshaft operators — side mount, shaft driven
A jackshaft operator mounts on the wall beside the door and couples directly to the torsion shaft. No rail, no arm, no ceiling space required. It is the only practical choice for high-lift, vertical-lift, and low-headroom track.
Where it fits
- High-lift track (shaft 10+ feet above the floor)
- Vertical-lift track (shaft at ceiling level)
- Low headroom — 6 inches of side clearance beats 18 inches of ceiling
- Doors up to 24 feet wide, 20 feet high, 1,200 lb with gear reduction
- Corrosive environments — the motor stays at eye level, off the floor wash
Coupling matters
Direct-couple to the shaft with a flexible coupling. Chain-couple adds a sprocket and chain that stretch, misalign, and require guarding. Direct coupling eliminates two wear points and one inspection item.
Brake and clutch
Every commercial jackshaft needs a solenoid brake and an adjustable friction clutch. The brake holds the door at any position. The clutch slips on obstruction — a forklift tine, a pallet, a person — without stripping gears or shearing keys. Set the clutch at 125 percent of normal running torque. Verify with a torque wrench at commissioning.
Hoist override
Power fails. The door must open. A manual hoist chain (hand chain) on the operator lets one person raise a 1,000 lb door in 90 seconds. Spec it on every jackshaft. The few dollars saved deleting it cost hours of downtime when the building loses power.
Hoist operators — manual override built in
A hoist operator is a jackshaft with an integrated hand-chain wheel and an internal gear ratio that lets a person lift the door manually without disengaging the motor. The motor stays coupled; the hand chain drives through a separate reduction.
When to specify
- Fire-rated doors that must operate during power loss
- Parkades and parkades with fire code requirements
- Any door over 800 lb where a single person may need to open it alone
- Buildings without standby power
Trade-off
The hoist reduction adds length to the operator — up to 6 inches more wall clearance. The hand chain hangs at operating height. Plan the mounting location so the chain does not block a walkway or sit in a forklift path.
Cycle rating
Hoist operators run heavier gear trains. They handle 50 to 75 cycles per day on three-phase power. The limiting factor is usually the clutch lining wear, not the motor.
Gear-reduced operators — high cycle, heavy door
Gear-reduced is not a mounting style. It is a drivetrain — a helical or worm gearbox between the motor and the output shaft — that multiplies torque and reduces output speed. You find it on heavy sectional doors, rolling steel doors, and high-cycle applications.
Where it fits
- Doors over 1,000 lb — rolling steel, insulated sectional, fire-rated
- Cycle counts over 75 per day — distribution centres, transit facilities, car washes
- High-lift and vertical-lift track where speed must stay under 12 inches per second for safety
Gearbox types
Helical gearboxes run quieter and more efficiently (92–96 percent). Worm gearboxes are self-locking — the door cannot back-drive the motor — but run hotter (80–85 percent efficiency) and need oil changes every 5,000 cycles. Helical is the default unless the spec requires positive holding without a holding on a fire door.
Output speed
Standard commercial operators run 11–14 inches per second. Gear-reduced units run 6–9 inches per second. Slower speed reduces impact forces on the track and the door sections. It also gives the photo eyes and edge sensors more reaction time.
Motor frame
NEMA 56C or 145TC frames are standard. The gearbox input flange matches the motor face. When the motor fails — and it will, at 15,000 to 20,000 hours — you unbolt four bolts and swap the motor. The gearbox stays. Do not buy a unit where the motor and gearbox are a single casting.
Control voltage and safety circuits
Every commercial operator ships with a 24 VAC control circuit. The wall station, photo eyes, edge sensors, loop detectors, and radio receivers all run on 24 V. The transformer lives in the operator enclosure.
Photo eyes
Through-beam (sender/receiver) rated for NEMA 4X. Mount at 6 inches and 18 inches above the floor. Retro-reflective eyes fail in fog, dust, and direct sun. Do not use them on exterior doors.
Edge sensors
Pneumatic or electric. Pneumatic survives impact better — the hose crushes and reseals. Electric edges (conductive rubber) give a cleaner signal but the wire fatigue at the coil cord is a real failure mode. Replace the coil cord every 3 years on high-cycle doors.
Entrapment protection
UL 325 requires two independent entrapment protection devices on every commercial door. A photo eye set plus an edge sensor satisfies it. Two photo eyes does not — the second eye is the same failure mode.
Timer-to-close
Adjustable 5 to 60 seconds. Set it. An open dock door in January costs more in heat loss than the operator cost.
Voltage, phase, and wiring — what the electrician needs

Run a dedicated circuit. Do not share with lighting or receptacles. The inrush on a three-phase motor is 6× full-load amps for 200 milliseconds. A shared circuit nuisance-trips the breaker and the operator gets blamed.
Disconnect
Fused disconnect within sight of the operator, per CEC 430.102. The operator enclosure is not a disconnect. The electrician mounts the disconnect; the door contractor mounts the operator. Coordinate before the drywall goes up.
Mounting and structural — what the building must provide
Jackshaft and hoist
Wall-mounted operators need a solid surface — concrete, filled CMU, or a structural steel column. Drywall over studs will not hold a 120 lb operator vibrating at 60 Hz. If the wall is not solid, build a 4×4 tube steel frame from floor to roof deck and bolt the operator to that.
Trolley rail
The rail hangs from the ceiling on angle iron or Unistrut. The ceiling must carry 2 lb per foot of rail plus the operator weight (60–90 lb). In a metal building, the purlins are on 5-foot centers. You need blocking between purlins or a continuous Unistrut run perpendicular to the purlins.
Clearances
- Jackshaft: 12 inches above, 6 inches below, 18 inches in front for service
- Trolley: 18 inches below the rail for the arm travel, 24 inches at the motor end for cover removal
- Hoist: add 6 inches length, 12 inches chain drop clearance
Skimp on clearance and the next service call becomes a demolition job.
Brands carried — what the nameplate means
CCGDS supplies and installs operators from four commercial lines. The model number tells you the class.
LiftMaster Maxum (TDC, JDC, JHDC, RJDC)
TDC = trolley, direct drive. JDC = jackshaft, direct couple. JHDC = jackshaft, hoist, direct couple. RJDC = jackshaft, reduced gear, direct couple. The "MAXUM" badge means continuous-duty motor, solenoid brake, adjustable clutch, and 24 V control board with timer-to-close and cycle counter standard.
Manaras (OTH, OTBH, OMJ, OMH, OPJ, OPH, OSH, OMT)
OTH = trolley. OTBH = trolley with brake. OMJ = jackshaft. OMH = jackshaft hoist. OPJ = jackshaft, gear reduced. OPH = jackshaft, gear reduced, hoist. OSH = industrial sliding/rolling door. OMT = high-speed (24+ ips) for cold storage and clean rooms. Manars uses a common control board across the line — one spare board covers every model.
Hörmann (ProMatic, RotaMatic)
ProMatic = trolley and jackshaft for sectional doors up to 1,100 lb. RotaMatic = rolling door and high-cycle sectional. Hörmann operators speak the same bus protocol as their doors — one commissioning tool, one diagnostic log.
Raynor (operator line integrated with SteelMax, ThermaMax, FireMax doors)
Raynor operators are spec'd per door model. The door and operator ship as a matched set. Do not cross-brand a Raynor door with a LiftMaster operator — the shaft diameter, keyway, and limit switch cam differ.
How to decide — a decision path
- Track type — standard lift → trolley or jackshaft. High lift / vertical lift / low headroom → jackshaft or hoist only.
- Door weight — under 600 lb → trolley or light jackshaft. 600–1,200 lb → jackshaft with gear reduction. Over 1,200 lb → gear-reduced jackshaft or hoist.
- Cycles per day — under 25 → standard duty. 25–75 → continuous duty, three-phase. Over 75 → gear-reduced, helical gearbox, oil bath.
- Power loss requirement — must open without power → hoist operator mandatory.
- Environment — wash-down, cold storage, corrosive → jackshaft at eye level, NEMA 4X enclosure, stainless shaft and hardware.
- Fire rating — fire door → positive-holding worm gearbox or solenoid brake with monitored release, hoist override, UL label on the operator.
