Commercial Garage Door Installation Richmond: who we are and what we do

Custom Commercial Garage Doors Ltd installs new and replacement commercial garage doors across Richmond, BC from our own shop on River Road. We measure the opening, order Amarr, Hörmann or Raynor doors to that size, remove the old door and install, balance and test the new one with a LiftMaster, Manaras or GDI operator.

Commercial garage door installation Richmond companies ask us for most often is a dock door replacement: an insulated sectional ordered to the dock opening, high-lift track, a new operator, and a leveler, seal and restraint specified together so the opening actually seals when a trailer is in. We quote the door, insulation, glazing, track, operator and accessories line by line.

This page covers Richmond specifically. The door types, brands and the full picker live on our commercial garage door installation hub, and existing doors in Richmond are handled on our Richmond commercial garage door repair page.

Where in Richmond we install

Richmond is flat, built on fill, and almost entirely zoned in long industrial corridors, which means most of what we install here is dock and warehouse doors. The pockets differ, though, and the door choice follows the pocket.

  • Bridgeport corridor (Shell Road to Cambie Road). Tilt-up and pre-cast warehouses from the 1980s onward, most with eight to twenty dock positions. Dock door replacements here are usually insulated sectional in 2 inch or 3 inch polyurethane with high-lift track, because the trailers back in tight to the building.
  • River Road and Mitchell Island. Older metal-clad and block buildings, a lot of them food processing, recycling and marine trades. Openings are often non-standard heights because the slabs were raised over the years; everything is measured and ordered to the opening.
  • Ironwood, Vulcan Way and Horseshoe Way. Smaller strata-titled industrial units with one or two grade doors each. Owners usually want a 24-gauge insulated sectional with vision lites and a medium-duty operator.
  • Sea Island, YVR cargo and hangars. Oversize openings for freight and aircraft. Rubber roll-up doors to 50 ft wide, bi-fold or sliding hangar doors, and high-cycle operators that cope with the wind coming off the Fraser.
  • No. 3 Road and the Crestwood auto strip. Dealership service bays and body shops. Full-view aluminum on the showroom face, insulated sectional on the shop side.
  • Brighouse, Capstan and Richmond Centre parkades. New concrete towers with resident parkades cycling hundreds of times a day. Rolling grilles or steel gates with high-cycle jackshaft operators, loop detectors and safety edges.
  • Steveston and Richmond South. Mixed retail strips and smaller commercial garages where a rolling steel service door or a counter shutter is the right answer for the space.

Door types that suit Richmond buildings

Insulated sectional for heated warehouses

Most Richmond dock and grade doors are heated space on one side and damp Fraser air on the other. A polyurethane sectional such as the Hörmann 440U/450U, Amarr 2742/2743 or Raynor ThermaSeal TM200 keeps the heating bill sane and the panels stiff. Amarr 2743 is the three-layer, 3 inch polyurethane door with the highest thermal rating in the Amarr commercial line.

Cold storage and food plants

River Road and Bridgeport have more cold rooms than most of Metro Vancouver. Hörmann Iso Speed Cold 100 is the rigid high-speed door we specify for freezer and chiller openings, with a conventional insulated sectional on the exterior wall. See our cold storage door page.

Rolling grilles for the Brighouse towers

A rolling grille such as the Amarr 4300 coils into a small hood above the opening, which is why it wins in parkades where there is no ceiling room for track. For a secure storefront the Amarr 4000 flat-slat service door or 4100 insulated service door does the same job in solid steel.

Oversize and hangar openings on Sea Island

Hörmann HDXL rubber roll-up goes up to 50 ft wide for exterior openings, and we handle the extra-wide sectional and rolling doors that freight buildings need. The Amarr Superflex is the impact-resistant choice where forklifts and tugs live.

Operators we fit on Richmond doors

Richmond has a lot of two-shift logistics, so the duty rating matters more than the horsepower. A dock door that opens 40 times a day gets a different machine than a strata unit door that opens 6. We carry LiftMaster, Manaras and GDI and pick the operator from the cycle count, the lift type and the door weight; the full line-up is on our operator installation page.

GDI JHMG-VC operator for commercial garage door installation in Richmond

GDI JHMG-VC

10,000 open/close cycles a day: the operator for a Capstan or Brighouse parkade gate.

LiftMaster J / H / T operator for commercial garage door installation in Richmond

LiftMaster J / H / T

Manaras OTH / OTBH operator for commercial garage door installation in Richmond

Manaras OTH / OTBH

Getting to your Richmond site from our shop

We are at 7080 River Road, Unit 206, in the Bridgeport area. Everything from Shell Road to Sea Island is a ten to fifteen minute drive, Ironwood and Horseshoe Way are about fifteen to twenty via No. 5 Road or Highway 99, and Steveston is twenty to twenty-five minutes down No. 2 Road. Site measures in Richmond are usually booked for the same or next working day because we are not crossing a bridge to get there. Repairs and service after the install come from the same address; see commercial garage door repair in Richmond.

Custom sizes and replacement doors in Richmond

A lot of Richmond buildings were built before the current standard door heights, and a lot of slabs have been raised or re-poured since, so we almost never find a true stock opening. We measure width, height, headroom, side room and backroom, check the header and the floor, and order the door to those numbers. Vision lites, pass doors, exhaust ports, glazing and colour are chosen before the order goes in. For a replacement, the old door, track and springs come down, the jambs are repaired if the old hardware chewed them up, the new door goes up and the old one is hauled away, planned around your receiving hours so the bay is not down during a shift.

If you manage a strata parkade, the commercial garage door installation Richmond councils usually need is a rolling grille or steel gate with a high-cycle operator, loop detectors and safety edges, done between the morning and evening rush so residents can still get in and out.

Want to see it first? Upload a photo of the building to the commercial door designer, line up the opening and try the door types above in your own colours; the 4K download is handy for the owner, the landlord or the strata council. After the install the same crew looks after the door: maintenance programs, spring replacement, cable and track work and 24/7 emergency repair. If a vehicle has hit the door or the header, our impact repair and ICBC property damage pages explain how that is handled.

Commercial Garage Door Installation Richmond FAQ

Who does commercial garage door installation in Richmond, BC?

Custom Commercial Garage Doors Ltd. We are based at 7080 River Road in Richmond, we install Amarr, Hörmann and Raynor commercial doors with LiftMaster, Manaras and GDI operators, and we service them afterward. Call (604) 206-5727.

Can you replace the dock doors on a Bridgeport warehouse without shutting receiving down?

Yes. Dock doors are replaced one position at a time and scheduled around your receiving hours, so the other positions keep working while we change the door, track and operator on the one being replaced.

Do you install parkade gates and grilles for Richmond strata buildings?

Yes. Rolling grilles and steel gates with high-cycle operators such as the GDI JHMG-VC, with loop detectors and safety edges, are a regular job for us in the Brighouse, Capstan and Richmond Centre towers.

My building on Mitchell Island has an odd-sized opening. Is that a problem?

No. Every commercial door we install is ordered to the opening we measure on site, so odd widths, extra height and low headroom are handled with the right lift type and track rather than a stock-size compromise.

Do you install oversize or hangar doors on Sea Island?

Yes. Hörmann HDXL rubber roll-up doors go to 50 ft wide, and we install extra-wide sectional and rolling doors and aircraft hangar doors for cargo and aviation buildings at YVR.

Will you service the door after you install it?

Yes. The same crew that installs the door handles maintenance programs, spring replacement and 24/7 emergency repair across Richmond.
