Commercial Garage Door Operator Repair — Vancouver

Operator faults on commercial doors are rarely just operator faults. A motor working against a door with a failing spring system will fail again on the same schedule after replacement. Before we touch the opener, we check the door. Spring balance, cable tension, roller drag, track alignment — all of it. If the door is fighting the opener, we fix the door first. Then the opener repair actually lasts.

Common on shop doors, parkade entrances, and mid-cycle warehouse openings throughout the Lower Mainland. Parts are available, units are well-supported, and they are generally worth repairing if the door they are running is balanced and in good condition. Most common faults we see: photo eyes holding the door open, safety edge not responding after a physical hit, limit switch problems causing the door to reverse at the wrong point, chain drive wear on aging units, and logic board error codes that are actually sensor or wiring issues. Jackshaft Operators

Jackshaft operators mount on the wall beside the torsion shaft and drive it directly, which works well in low-headroom situations. The tradeoff is that they are very sensitive to spring balance — the operator connects directly to the shaft, so any weakness in the spring system loads the motor on every cycle. A jackshaft opener straining and stalling is almost always a spring problem underneath. Fix the spring first, then assess the opener.

Trolley Operators

Trolley operators on shop and bay doors with enough headroom for a ceiling-mount rail. Most trolley faults come back to limits, chain tension, or a tired safety device. We run the door by hand first, then work through chain tension, rail alignment, carriage movement, and limit switch positions before looking at the motor.
