The most expensive mistake in commercial door service is replacing an operator when the actual problem is a $40 safety sensor, a loose limit switch cam, or an out-of-balance door that is overloading the motor. We see it regularly — a company gets called, the operator is not working, they quote a new operator, they install it, and two months later the new operator fails for the same reason as the old one because nobody fixed the underlying problem. Our policy on every operator service call is to diagnose before we quote anything for replacement.

The Diagnosis Sequence

First thing always: disconnect the operator and do the door balance test. Lift the door by hand to mid-travel and let go. If the door drops, the spring system is wrong. An operator trying to move an out-of-balance door is running at elevated current draw every single cycle. Fix the balance first. If the door is balanced, check the safety devices. Photo eyes, safety edges, pressure switches — any of these can cause the operator to refuse to close, to reverse mid-travel, or to not respond to commands. On Manaras-Opera units a monitored safety edge fault will lock out the operator completely. On LiftMaster commercial units a photo eye misalignment kills the close cycle. These are five-minute fixes if that is the problem. Check limit switches. Commercial operators use rotary cam limits to know where the door is in its travel. A shifted limit cam from vibration will cause the operator to stop the door short or run it past the closed position. Adjusting limits is basic service — not a replacement trigger.

Manaras-Opera

Manaras is the most common brand we see on strata parkade doors and warehouse applications across Metro Vancouver. The Silencio series uses an ECB board that communicates with monitored safety edges. If the safety edge circuit breaks for any reason the board locks out. This gets misread as a dead operator when it is a wiring issue. We check the safety edge circuit continuity before we condemn a board. On the OTBH trolley series the solenoid brake is a service item. When the brake starts slipping the door drifts open slightly after closing. Brake adjustment or replacement — not a new operator. The chain and sprocket on Manaras jackshaft units need periodic tension adjustment and lubrication. A dry or loose chain makes noise and causes jerky operation.

Capacitors fail more often than motors do. A motor capacitor that is failing will cause the motor to start slowly, hum without turning, or stall under load. Capacitor replacement is a 20-minute job and costs a fraction of a new operator. We carry common LiftMaster capacitor values on the truck. Logic 4.0 boards are available as replacements and we stock the common ones — but we confirm board failure by eliminating every other cause first.

When We Recommend Replacement

We recommend replacing an operator when the motor windings are burned out, the gearbox is stripped beyond economical repair, the unit is obsolete enough that boards and parts are not available, or the door application has changed and the operator was undersized to begin with.
