A garage fire moves fast and leaves a lot behind. Warped panels, destroyed springs and cables, burned-out operators, and in serious cases, structural damage to the header and framing. CCGDS coordinates the complete repair — we secure the opening immediately, document the damage for your insurer, and manage every trade through to a working door and a closed claim.
Call us 24/7: (604) 206-5727. We serve Richmond, Vancouver, Burnaby, Surrey, Delta, and the Lower Mainland.
What to Do Immediately After a Garage Fire
Before anything else, make sure the fire department has cleared the site and declared the structure safe to enter. Then:
- Document before you touch anything. Take photos and video of every damaged surface — panels, hardware, operator, framing, ceiling. Your insurer needs a pre-cleanup record.
- Secure the opening. A burned-out door leaves your property exposed. Call us for emergency board-up or temporary closure — we respond 24/7.
- Contact your property insurance provider. Garage and structure fires are covered under your home or commercial property policy, not ICBC. Open a claim and note the claim number.
- Do not dispose of damaged components until your adjuster has reviewed them. Destroyed springs, cables, and operator parts are part of the claim.
What a Garage Fire Damages
Fire affects multiple systems at once, which is why a single-trade repair rarely covers everything:
- Door panels: Steel and aluminum panels warp under heat. Polyurethane insulation melts and off-gases, compromising the panel’s integrity even when the outer surface looks intact.
- Springs and cables: High-tension torsion springs lose their temper when heated — they can no longer safely support the door’s weight. Cables fray and weaken. Both must be replaced.
- Operator (motor unit): Heat destroys motor windings and logic boards. Smoke and soot infiltrate the housing and corrode contacts even without direct flame. See our smoke damage guide for when repair is possible vs. full replacement.
- Structural opening: The header beam, framing, and hardware mounting points may have burned through or been weakened. A door cannot be safely reinstalled on compromised framing.
- Wiring and safety sensors: Photo eyes and safety edge wiring typically melt in a garage fire and must be replaced before the door is operational again.
How the Insurance Claim Works
Garage and structure fires fall under your home or commercial property insurance — not ICBC (ICBC handles vehicle damage only). Here is how the process typically runs in BC:
- File the claim with your property insurer as soon as possible after the fire department clears the scene.
- Adjuster inspection: Your insurer sends an adjuster to assess the damage. Have your documentation ready — photos, video, written inventory of damaged components.
- Written estimate: CCGDS prepares a detailed, itemized estimate covering door, hardware, operator, and any structural components we are coordinating. A thorough estimate protects you from being undervalued by the adjuster.
- Depreciation: Standard property policies may pay actual cash value (depreciated), not replacement cost. Check your policy — replacement cost coverage is common on newer policies and changes what you receive significantly.
- Approval and repair: Once the claim is approved, we schedule the work. Structural repairs are coordinated first; door installation follows.
We work with your adjuster directly and can answer technical questions about scope and method. If you are dealing with a commercial or strata property, we are familiar with those claim processes as well.
Why One Team Beats Three Separate Contractors
A garage fire typically requires a restoration contractor for structural work, an electrician, and a door company for hardware and the operator. Coordinating three separate firms means three schedules, three invoices, and a gap in who is responsible for what.
CCGDS acts as your single point of contact. We do the door work in-house and coordinate the restoration and structural trades, keeping the project on one timeline with one estimate for your adjuster. Faster resolution, less back-and-forth, and no gaps in accountability.
