Rollers

Steel rollers on commercial doors are built for repetitive use, but bearings dry out, wheels develop flat spots from years of contact with the track, and nylon rollers — common on older factory installs — crack and chip under load. When rollers are dry or damaged, the door resists movement instead of gliding. That extra resistance loads the opener harder on every cycle, shortening motor life well ahead of schedule.

We replace worn commercial rollers with 13-ball sealed bearing steel rollers as standard. They run quieter than worn originals, last longer than nylon alternatives, and hold up better in the oily, dusty environments common in warehouses and service bays.

Tracks

Tracks get bent two ways. The slow way is through loose bracket hardware — the track shifts gradually over months until the door binds at one point in the travel. The fast way is a forklift or vehicle impact. Either way, a bent track is more serious than it looks. The door drags at the same spot every cycle, the opener keeps pushing through, and eventually something breaks at the bind point.

We straighten sections where the steel has not kinked past recovery. When a section is too far gone, we replace it. Bracket hardware is checked and re-torqued at the same time — loose brackets are usually the reason the track shifted in the first place.

Forklift Damage

Warehouses and distribution buildings deal with forklift door impacts regularly. A glancing clip to the vertical track or a direct hit to the bottom corner of the door can bend the track, damage the bottom bracket, pull a cable off the drum, and crack a bottom panel — sometimes all at once from a single hit.
