Most commercial door spring failures are not surprises if you know what to look for. A spring getting close to the end of its cycle life has measurable symptoms — the door gets heavier, the operator works harder, the spring itself may develop slight deformation. None of this is visible without knowing what you are looking at, which is why spring failures tend to feel sudden when they are actually the result of a gradual process.

Lubrication

A commercial torsion spring runs hot. Every wind and unwind cycle stresses the steel coils and generates heat from internal friction of the metal working. A lubricated spring runs cooler, fatigues slower, and lasts longer. The lubricant matters — WD-40 is a penetrating oil and solvent, it dissolves existing lubricant and leaves a very thin film that burns off quickly. We use lithium-based or silicone-based spray lubricant on torsion springs — something that stays on the metal surface through temperature cycling and coil movement. Shaft bearings at each end of the torsion shaft need lubrication too. A dry bearing creates shaft drag that increases load on the spring system and creates noise.

The Balance Test

The most useful spring condition check available without disassembly is the balance test. Disconnect the operator, lift the door to mid-travel, and let go. A spring system in good condition holds the door at mid-travel without assistance. A spring that has lost significant tension lets the door drop. We perform this test on every service call.

Standard warehouse door at 15 to 20 cycles per day with standard spring: replace at 3 years proactively or at first sign of heavy door feel. Loading dock door at 40 to 60 cycles per day with high-cycle spring: replace at 4 years proactively.
