Commercial Garage Door Maintenance Contracts Vancouver — Why Scheduled Service Saves Money

Maintenance contracts — Metro Vancouver commercial doors
The business case for a commercial door maintenance contract is straightforward: scheduled maintenance costs less than emergency repair, extends the life of expensive hardware, and removes the operational disruption of unexpected failures.
The Cost Comparison
A spring that breaks during business hours on a loading dock door costs the call-out, the spring, and whatever operations were disrupted while the dock was down. A spring replaced on a scheduled PM visit — identified as nearing end of life on a previous inspection — costs the spring and the labour during the scheduled visit. The operational disruption is zero because it was planned.
Beyond the direct cost comparison there is the equipment life consideration. An operator running against a heavy, imbalanced door from a worn spring works at elevated current draw every cycle. The motor runs hot. The capacitor degrades faster than it should. A $300 spring replacement at the right time can save a $2,500 operator replacement that happens 18 months too early.
What a PM Contract Includes
Our standard commercial PM contract covers scheduled visits — typically annual for moderate-cycle applications, semi-annual for high-cycle — with a defined scope per visit: balance test on every door, spring tension assessment, cable and drum inspection, roller inspection and lubrication, track inspection and adjustment, operator service including limit check and safety device test, hardware torque check, bottom seal inspection, and written condition report after every visit.
Documentation for Strata and Property Management
We provide written PM reports after every visit in a format suitable for strata records. The report documents the condition of every door, what was done, and what was recommended. This creates a maintenance log that demonstrates due diligence under the Strata Property Act and provides historical data for capital planning.
Getting Started
We do a baseline assessment of the site before establishing a contract — we need to know what doors are present, their approximate age and condition, and the cycle counts to specify the right visit frequency. The baseline visit is included when you sign a contract.
