A commercial overhead door that does not seal costs money every day it runs. In a climate-controlled warehouse or cold storage facility a compromised bottom seal or failed dock seal is a continuous energy loss. In any commercial facility gaps in the door perimeter seals let in pests, water, and wind-driven debris. In food-safe environments perimeter sealing is a regulatory requirement, not just a comfort issue.
Bottom Seals
The bottom seal is the rubber or vinyl extrusion running the full width of the door at the very bottom edge. It contacts the floor when the door closes and creates the floor-to-door seal. On a commercial door running 30 to 50 cycles per day the bottom seal compresses and releases tens of thousands of times. It flattens, it cracks, and eventually it tears. A flat bottom seal does not seal.
In Vancouver wet climate water infiltration through a failed bottom seal during heavy rain is a real problem, particularly on doors that face the prevailing southwest wind.
Side Seals
Side seals run vertically on each side of the door inside the track. When the door closes the door panel face contacts the seal, compressing it to create a perimeter seal on the sides. Gaps in side seals are visible when you look at the closed door from inside — you will see light at the upper or lower corners on the sides. These gaps allow significant air infiltration on windy days and water infiltration when rain is driven against the door from an angle.
Dock Seals and Shelters
Dock seals and shelters seal against the rear of a truck trailer when it backs into the dock. Every truck that backs into the dock compresses the foam pads. Over time the foam compresses permanently in the high-contact zones. A flat dock seal does not seal against the truck — the gap means cold air infiltration in winter, warm humid air in summer, and energy waste year-round.
Pest Exclusion
Failed door perimeter seals are entry points for rodents and insects. A gap of 6mm or more at the door bottom is enough for a mouse to get through. In food processing, food storage, or pharmaceutical facilities any pest entry point is a compliance issue. Brush-style bottom seals provide better pest exclusion than rubber bulb seals on uneven floors — the brushes conform to minor floor irregularities better than a rigid rubber extrusion.
