Based in Richmond. We serve commercial, industrial, warehouse, strata, and shop properties throughout Greater Vancouver.
Custom Commercial Garage Doors Ltd sells, installs, and repairs commercial garage doors across Vancouver, Richmond, Burnaby, Surrey, Delta, and the Lower Mainland. We work on loading bay sectional doors, warehouse overhead doors, strata parkade doors, rolling steel doors, and shop doors. Our repairs cover torsion and extension springs, cables, bottom seals, tracks, rollers, hinges, safety edges, photo eyes, panels, and operators from LiftMaster, Manaras Opera, Amarr, Hörmann, and Raynor. We carry common parts on the truck so most jobs are completed in a single visit.
Repair cost depends on what failed and what brand of door or operator you have. A broken torsion spring is one price; an operator board replacement is another; a full cable and drum kit is different again. We always inspect on-site and give you a firm quote before any work starts — no surprise charges. For emergency calls outside business hours a service call fee applies. Call (604) 206-5727 for a straight answer or to book an assessment.

Yes. We sell, deliver, and install the Amarr commercial sectional door line across the Lower Mainland — polyurethane-insulated models (2743, 2042, 2442, 2742, 2741, Superflex), polystyrene-insulated models (2432, 2732, 2731), and the uninsulated ribbed steel line (2002/2012/2022, 2402/2412/2422, 2502/2512/2522). Call (604) 206-5727 to discuss your project.
Yes. We convert standard-lift overhead garage doors to high-lift or full vertical-lift configurations. This is commonly needed when installing a 2-post or 4-post car hoist — the door track must be redirected so the door panels travel vertically instead of swinging back into the ceiling. We re-angle the track, extend the vertical risers, rebalance the torsion springs, and upgrade the operator to a jackshaft unit (side-mounted) for maximum ceiling clearance. We serve residential garages and commercial shops throughout Greater Vancouver.
Yes. We coordinate new opening cuts through concrete tilt-up and poured concrete warehouse walls. The process involves structural assessment, diamond saw cutting, lintel/beam installation, and full door and operator fit-out. We work with your structural engineer of record if a permit is required and handle the full scope from concrete cut to finished, operating door. Call (604) 206-5727 to discuss your warehouse project.
Yes. We offer 24/7 emergency service for commercial garage doors in Richmond and across the Greater Vancouver Lower Mainland. A broken spring, failed operator, or door off track at a loading dock cannot wait until morning — call (604) 206-5727 any time and we will dispatch.
Usually yes. If the door sections are undamaged, the track is straight, and the frame is sound, repair is almost always the right call. We assess spring balance, cable condition, roller and hinge wear, and operator health before making any recommendation. We do not push replacements when a repair will do the job — and we tell you what to watch for so you can plan ahead if the door is approaching end of life.
