Electric Swing Gate Repair Vancouver — DEA, CAME Underground Actuators and Limit Service

Electric swing gates fail differently from sliding gates and overhead doors, and diagnosing them requires knowing the specific mechanical and electrical characteristics of the operator system installed. We service DEA, CAME, LiftMaster, and other commercial swing gate operators across Metro Vancouver — strata entrances, commercial driveways, industrial property gates.

Common Swing Gate Failures

Limit setting drift. Swing gate operators use limit switches or electronic limit settings to know when the gate is fully open and fully closed. These settings drift over time from vibration, or they get knocked off if the gate contacts something at the end of its travel. A gate that stops short of fully open, overshoots the closed position, or reverses before fully closing usually has a limit issue. Adjustment is a service item not a replacement trigger. Motor capacitor failure. Same failure mode as overhead door operators — the run capacitor degrades. The gate moves slowly, struggles against wind load, or will not move at all. Capacitor replacement on most swing gate operators is straightforward. CAME G4000 underground actuator issues. The G4000 is a hydraulic underground unit. The most common failure mode is hydraulic fluid contamination or loss. The unit has a sealed hydraulic circuit — if the seals degrade, fluid level drops, and the hydraulic pressure available to drive the gate arm decreases. The gate moves slowly or stops partway through travel. Seal replacement or fluid service is the fix. Water ingress into the housing from a failed housing gasket is the other common issue — water in a hydraulic actuator accelerates component wear dramatically.

Safety and Entrapment Protection

Swing gates in BC under UL 325 must have entrapment protection — typically either a photo beam across the gate path or a pressure-sensing system on the gate operator. A gate that contacts an obstruction and continues to close rather than reversing has a safety system failure. This is a liability issue for the property and a safety issue for anyone using the gate. We address safety system failures before addressing anything else on a gate service call. Call (604) 206-5727 for swing gate service across Metro Vancouver. 24/7.
