What the FireMax is and why it exists
The Raynor FireMax is a UL-listed fire-rated rolling steel door built to protect openings in rated walls. When a fire alarm sounds or a fusible link melts, the curtain drops automatically to compartmentalize the building and slow the spread of flame and smoke. BC Building Code requires a listed closure at every rated opening in a fire separation — corridors, shared walls between tenants, storage rooms off exit corridors, and rated shafts. The FireMax satisfies that requirement with a single assembly that has been tested as a complete unit: slats, guides, bottom bar, hood, and operator all covered under the same UL 10B and UL 10C listings. What the published specs mean on site
UL 10B and UL 10C are the two fire-test standards a door can carry. UL 10B tests the assembly under neutral or negative pressure — the traditional furnace test. UL 10C adds a positive-pressure condition that better simulates the pressure differentials in a real building fire. A door listed to both has passed the stricter regime. The FireMax carries both listings, so it is accepted by authorities having jurisdiction throughout BC without needing a second product for “positive-pressure” applications.
Fire alarm integration comes standard. The door’s control panel accepts a contact closure from the building fire alarm panel; when the alarm goes into general alarm, the door releases and closes under gravity. No separate relay cabinet or field-wired timer is required — the logic lives in the operator. A fusible link is also fitted as a backup. If the alarm wiring is damaged or the panel fails, the link melts at its rated temperature (typically 165 °F / 74 °C) and the door closes on heat alone. That redundancy is not optional on a rated opening; it is part of the listing.
The BC Fire Code, adopting NFPA 80, requires annual inspection and drop testing of every fire-rated door assembly. A visual check is not enough. The inspector must verify that the curtain releases, closes fully, latches or seats in the guides, and that the fusible link is intact and dated. Where the FireMax fits — and where it does not
The FireMax is a rolling steel door. It rolls up into a coil above the opening. That makes it a natural fit for warehouses, loading dock corridors, parkade fire separations, and rated walls in industrial buildings where headroom above the lintel is available and a coiling curtain is the most space-efficient closure. It also works in retrofit projects where a swinging fire door would block traffic flow or require latch-side clearance the corridor does not have.
It is not the right choice when the opening needs a vision panel, a pass door, or a counter shutter profile. It is not a sectional overhead door — if the building design calls for a sectional that lifts into the ceiling space, the FireMax cannot be substituted without redesigning the headroom and track layout. It is also not a high-speed fabric door; the FireMax closes at a controlled gravity rate, not at 24 inches per second. If the specification calls for a fire-rated high-speed door, that is a different product class entirely. And if the wall rating exceeds the FireMax’s tested assembly rating — three hours, for example — you need a door listed for that duration. Check the plans and the door schedule before ordering.
What fails, what to watch for, and the Metro Vancouver factor
The most common failure on a fire-rated rolling door is not the curtain — it is the release mechanism. Dust, paint overspray, or corrosion on the solenoid or the fusible link bracket can prevent the door from dropping when the alarm sounds. In Metro Vancouver, the coastal damp accelerates corrosion on any unpainted or scratched surface, especially in parkades where road salt migrates through the structure. Guides that bind from misalignment or impact damage will stop the curtain mid-drop, leaving the opening unprotected. The bottom bar seal can harden and crack after years of UV exposure on south-facing exposures, which does not affect the fire rating but does affect smoke seal performance.
Annual drop testing catches all of this. The test forces the door to operate under the same conditions it would see in a fire: power cut, alarm signal sent, curtain released. If the door does not close and latch cleanly, it fails. What to have ready before you call
Fire-rated doors are sized to the opening, not the other way around. Before requesting a quote or a site visit, note the clear width and clear height of the opening, the wall construction and its fire-resistance rating (45 min, 1 h, 1.5 h, 2 h), the available headroom from the lintel to the underside of the structure above, and the side room on each side for the guide brackets. If the project is a retrofit, photos of the existing opening — including the header, the jambs, and any obstructions like sprinkler pipes or conduit — let us confirm the track configuration and whether the existing operator voltage and phase match the new door.
