
A dock leveler that won’t float, a shelter frame bent from a trailer impact, a seal torn to shreds — these are not door problems. They are equipment problems, and they require a different toolkit, different parts, and a different diagnostic approach than the overhead door itself. Most “door down” calls at loading docks turn out to be failed leveler lip cylinders, frozen shelter curtains, or vehicle restraints that locked up and won’t release. What fails at a dock position — and why it’s not the door
The overhead door gets the attention because it moves. The equipment around it — leveler, shelter, seal, restraint, bumper, edge-of-dock plate — takes the actual beating. Every trailer that backs in hits the bumpers. Every load cycle flexes the leveler deck. Every wind storm and temperature swing works the shelter curtains and seal foam. The door cycles maybe twenty times a day. The leveler cycles every truck.
That difference in cycle count changes everything about what wears out and when.
Dock levelers: hydraulic, mechanical, air-powered, and edge-of-dock
A hydraulic leveler with a leaking cylinder will drift down under load. A mechanical leveler with a worn hold-down spring or damaged lip latch won’t float — the deck sits heavy on the trailer bed and the lip won’t extend fully. Air-powered bags develop pinhole leaks that show up first as slow inflation, then as a deck that won’t hold grade. Edge-of-dock levelers bolted to the concrete face rust at the hinge pins and crack the mounting angles when a driver pulls away early.
Replacement cylinders, lip plates, hold-down assemblies, air bags, and mounting hardware are sourced per job for the major leveler brands — Kelley, Serco, McGuire, Poweramp, DLM, Blue Giant. If the pit is cracked or the rear curb angle has pulled away from the concrete, we handle the structural side too.
Dock shelters: foam pads, curtain headers, frame damage
A shelter takes the full force of a misaligned trailer. The header frame bends. The side curtains tear at the grommets. The foam pads compress permanently and stop sealing the top corners. Rain gets in. Cold air migrates across the dock floor. In a cold-storage facility, that gap costs money every hour the compressor runs.
We replace curtain sets, header assemblies, foam pad kits, and straighten or replace bent frame members. If the building wall has shifted or the dock face is spalled, we anchor new framing into sound concrete.
Dock seals: foam deterioration, tear-out, sizing errors
A seal fails differently than a shelter. The foam collapses. The fabric cover tears at the bottom corners where the trailer rubs. The mounting bolts pull out of the wall because the original install used the wrong anchors for tilt-up or precast. A seal sized for a 96-inch door opening on a 102-inch trailer leaves gaps at the top corners — condensation, ice, and energy loss follow.
We measure the actual trailer fleet, not just the door opening, and size the seal to the trucks that show up. Replacement foam cores, fabric covers, and the correct anchors for tilt-up or precast are standard replacement work.
Vehicle restraints: hook, barrier, and wheel-based systems
A restraint that won’t engage traps a trailer at the dock. One that won’t release traps the driver. Both shut down the position. Hydraulic hook restraints (Poweramp, Kelley, Serco) leak at the cylinder or foul on debris in the pit. Barrier restraints (Rite-Hite, DLM) bend the arm when a driver pulls against it. Wheel-based chocks (DLM, Vestil) seize on corroded threads or stripped gears.
We diagnose the control panel, the hydraulic circuit, the mechanical linkage, and the communication wiring to the dock control box. Most restraint failures are wiring or limit-switch issues, not the restraint itself.
Bumpers: the sacrificial part nobody budgets for
Laminated rubber bumpers compress. Molded bumpers crack. Steel-faced bumpers bend the mounting angles. When a bumper fails, the next trailer impact goes straight into the building — dock face spalling, shelter frame damage, leveler curb angle deformation. A bumper costs a fraction of the structural repair it prevents. We check bumper condition on every dock service call and replace them before they transmit load to the building.
The diagnostic difference: equipment vs. door
A door technician looks at springs, cables, rollers, tracks, operator, photo-eyes. An equipment technician looks at pit geometry, curb angles, hydraulic pressure, lip float range, shelter header alignment, seal compression percentage, restraint engagement depth, bumper projection. They are different inspections.
When we arrive at a dock-down call, we walk the position: leveler operation unloaded and loaded, shelter curtain overlap, seal contact pattern, restraint cycle, bumper height relative to trailer floor. The problem is usually visible in the first five minutes if you know what the position is supposed to look like under load.
Why one contractor for the whole position matters
Split contracts create gaps. The door company says the leveler is not their scope. The leveler company says the shelter frame is structural. The structural contractor says the restraint wiring is electrical. The dock sits down while three vendors argue scope.
