Overhead door is the trade name for what you have
Most of our customers call it a garage door. The door makers and the building drawings call it an overhead door. Same thing. If it lifts up and stores above the opening on a commercial building, it is an overhead door and it is what we work on all day. We do commercial only. No houses.
There are two kinds we see on almost every call. The first is the sectional door. Steel panels joined by hinges, rolling up in tracks on rollers, lifted by torsion springs on a shaft above the header. The second is the rolling steel door, sometimes called a coiling door or roll up door. Interlocking steel slats wind onto a barrel above the opening, and the springs live inside that barrel. They fail in different ways and they get fixed in different ways, so the first thing the tech wants to know is which one you have.
Sectional overhead doors and what breaks on them
On a sectional door the torsion spring does the lifting. The operator only steers. When a spring snaps the door gets very heavy, the operator strains or quits, and you usually heard a bang beforehand. On doors with two springs we replace both, because the one that survived has done the same number of cycles. More on that on our commercial spring repair page.
Next in line are lifting cables. They connect the bottom brackets to the drums on the shaft. A frayed cable or one that jumped the drum leaves the door hanging crooked in the opening. Leave it closed and call. A crooked door under spring tension is the job that hurts people. Read the cable repair page if you want the details.
Then rollers and track. A forklift mast or a truck mirror catches the track, a bend goes in, and the rollers start binding at that spot. Worn nylon or steel rollers do the same thing slowly. You hear grinding and the door hesitates at one height every cycle. We straighten or replace the track section and swap the rollers. See roller and track repair.
Panels crack at the hinge lines on doors that get bumped or run hard for years. One damaged section can usually be replaced on its own if the door model is still made. Bottom sections take the most abuse and go first.
Rolling steel doors and what breaks on them
A rolling steel door has fewer parts and heavier ones. The barrel holds the spring, so a spring problem means the tension has to be let off the barrel properly before anything comes apart. That is not a job for a ladder and a pipe wrench.
The common calls on rolling doors are slats that got hit and now jam in the guides, a bottom bar torn up by a truck, guides knocked out of plumb, and a spring that has lost tension so the door will not stay up or the operator cannot lift it. Dented slats can often be cut out and new ones slid in. A guide that is pushed off plumb gets reset and re anchored. If the whole curtain is folded we will tell you that straight, and price a curtain instead of patching slats that will just jam again.
Operators, safety devices and controls
A lot of our overhead door calls end up being the operator, or the devices that tell the operator it is safe to close. Photo eyes get knocked out of line by pallets and pressure washers. Reversing edges on the bottom bar get torn. Limit switches drift so the door stops short or drives past the top. Wall stations and radio receivers die. We check those before we condemn a motor, because a motor is the expensive part and it is often fine.
We work on LiftMaster Maxum commercial operators, Manaras operators and Hörmann equipment, and we are Richmond’s only Hörmann certified commercial garage door company. Operator work has its own pages for operator repair and for photo eye and safety edge repair.
How a commercial overhead door repair call runs
You call (604) 206-5727. Our voice assistant answers right away, day or night, weekends and stat holidays too. It takes your address and what the door is doing, then dispatches the technician on call. No hold queue and no voicemail. The job goes to the nearest tech who has the right parts on the truck, so a spring call goes to someone carrying springs.
To most Richmond industrial areas that tech is usually there in 30 to 45 minutes during business hours. Even at 2 AM it is 30 to 60 minutes. Further out in the Lower Mainland it depends on the drive.
On site the tech looks at the whole door before the broken part. Spring balance, cable wear on both sides, track alignment, operator limits and the safety devices. If something else is about to go, the tech tells you. You decide what gets done. There is no price list on this page because a 10 foot shop door and a 16 foot dock door with a heavy insulated panel are not the same job. You get the price before the work starts.
Which overhead door repair page fits your problem
This page is the general one. Some problems have their own page with more detail.
If a vehicle hit the door, the header or a parkade column, that is usually an insurance or ICBC claim, and that repair work is a big part of what we do. Start at vehicle impact repair. Strata parkade gates and doors have their own page at strata parkade door repair. Dock doors are on loading dock door repair, and roll up bays in shops and service yards are on bay door repair. If it is the middle of the night and the building will not lock, go to emergency repair.
For buildings with a row of doors, read warehouse overhead door service. If you are trying to keep a door warranty valid, see warranty maintenance requirements. If you are setting next year’s numbers, the maintenance budget guide is the one to read.
Brands we repair
We supply, install and service the full Amarr commercial door line for warehouses and retail buildings. We also repair Raynor doors and Hörmann doors, along with the LiftMaster and Manaras operators that run them. If your door has no label left on it, that is fine. Most of the parts are standard sizes and the tech measures what is there.
Commercial overhead door repair in Vancouver and beyond
We are based in Richmond and work across Vancouver, Burnaby, Surrey, Delta, New Westminster, Coquitlam, Langley, North Vancouver and West Vancouver. For a city page with local detail start with Vancouver commercial door repair or Richmond commercial door repair. The site also has Chinese language pages.
What to do until the tech gets there
If the door is stuck open and you need it shut, do not pull it down by hand if a spring or cable is broken. The door can drop fast. If it is stuck closed and it is the only way out for a truck, call us and wait. Do not cut cables or loosen anything on the spring shaft or the barrel. Unplug the operator if it keeps trying to run against a jammed door, because that is how a cheap repair turns into a motor.
