Industrial Door Repair Vancouver
Custom Commercial Garage Doors does industrial door repair across Vancouver and Metro Vancouver from our shop at 7080 River Rd in Richmond. We work on the big doors in plants, distribution centres and heavy shops. That means high lift sectionals and vertical lift doors. It also means large rolling steel doors and rolling fire doors. Call (604) 206-5727 any hour.
An industrial door is a different animal
A retail roll up might open a few times a day. A door on a busy plant or a cross dock can run all shift long. That is the whole difference. Same basic parts, far more cycles, and usually a heavier door.
Springs are rated in cycles. A door that cycles all day uses up its springs much faster than the same door on a quiet unit. Cables and rollers wear on the same clock. So do the drums. So on industrial doors we expect wear parts to come due sooner, and we look at them every visit instead of waiting for the bang.
The operator matters too. LiftMaster rates its Logic 5.0 jackshaft and hoist operators at 25 cycles an hour and up to 90 a day. Its gearhead hoist and trolley units are the ones built for more than 90 cycles a day. If a light duty motor got put on a door that runs constantly, it will keep failing no matter how often you fix it. We will tell you if that is what is going on.
High lift and vertical lift track problems
Standard lift doors turn and run back flat under the ceiling. In a lot of industrial buildings the door goes up the wall instead, to keep the ceiling clear for cranes, racking or lights. High lift track runs up the wall a set distance before it turns. Vertical lift track never turns at all. The whole door stands up above the header.
These doors are tall and the drums are different. High lift doors use drums made for that lift, and a cable that comes off one of those drums leaves a door hanging crooked a long way up. Do not try to run it. Lock it out and call. The tech brings a lift, takes the tension off the shaft in the right order, re seats or replaces the cable and checks the other side.
Track on tall doors also takes hits higher up than people expect. A forklift with the mast raised catches the vertical track and puts a kink in it. The rollers start to bind right at that spot. Straighten or replace that section of track and swap any rollers that got flattened. More detail on our roller and track repair page.
Jackshaft and hoist operators are the usual drive on these doors, mounted on the wall beside the shaft. We service those and the controls that run them on our operator repair page.
Large rolling steel doors
Big rolling steel doors carry their counterbalance spring inside the barrel above the opening. When that spring loses tension the door gets heavy and the operator labours. When the curtain gets hit, the slats bend. Then they drag in the guides. The bottom bar takes most of the truck damage.
Bent slats can often be cut out and replaced. Guides knocked out of plumb get reset and anchored again. Spring work on the barrel is done by a trained tech with the curtain secured, never by someone with a pipe wrench. If the curtain is too far gone we say so and price a new one, because patching a folded curtain just buys you the next jam. Read rolling steel door spring tension for how that works.
Rolling fire doors in industrial buildings
Plenty of plants and warehouses have rolling fire doors in the firewalls between areas. Those sit open and close on their own when the fire system or a fusible link tells them to. Raynor lists 165 degrees Fahrenheit for the fusible link on its FireCoil door, and Amarr makes a UL listed rolling fire door in its 4200 model.
A fire door that will not close all the way is a life safety problem. Repairs have to keep the door working the way it was listed. We fix closing problems and damaged curtains. We also fix the release gear. Then you can book the drop test. See fire door inspection and drop testing and rolling fire doors and fire shutters.
What downtime costs you
We will not put a dollar figure on it. You know your own numbers better than we do. One door down at a dock can back up trucks, idle a crew and leave a building that will not lock at night. On a production floor it can stop the line feeding that door.
That is why the call is answered right away, day or night. Weekends and stat holidays too. Our voice assistant takes the address and what the door is doing, then dispatches the technician on call. The job goes to the nearest tech carrying the right parts. To most Richmond industrial areas the tech is usually on site in 30 to 45 minutes during business hours, and 30 to 60 minutes even at 2 AM. Further out it depends on the drive.
If you need a door shut tonight and fixed properly next week, we can do that too. Safe and secure first, then the full repair once parts are in.
Industrial door repair in the Richmond and Delta industrial areas
We sit in Richmond, so the industrial land around us is home ground. Delta and Surrey are both in our service area. That takes in Annacis Island in Delta and Port Kells in Surrey. We also work in Burnaby and New Westminster. Coquitlam and Langley too, plus Vancouver and the North Shore.
For city detail see Richmond commercial door repair, Delta commercial door repair, Surrey commercial door repair and Vancouver commercial door repair.
How an industrial door repair visit runs
The tech looks at the whole door before the part you called about. Spring balance and cables on both sides first. Then the drums and track. Then the operator limits. Then the safety devices. Photo eyes and reversing edges get knocked about a lot in industrial bays, so we test them every time. Industrial operators from LiftMaster and GDI are built to UL 325, and we keep the safety side working the way the maker set it up. If those parts are damaged, our photo eye and safety edge repair page has more.
You get a price before work starts. No price list here, because a 12 foot shop door and a tall high lift door on a cold storage room are not the same job. If something else is close to failing the tech tells you, and you decide.
Brands on industrial sites
We supply and install the full Amarr commercial door line, and we service it. We also repair Raynor and Hörmann doors, and the operators on them. LiftMaster and Manaras are the usual ones. We do GDI too. We are Richmond’s only Hörmann certified commercial garage door company. A door with no label left on it is fine too. The tech measures what is there.
Other pages that may fit better
This page is about the heavy end of the work. For a general door call start at commercial overhead door repair. A building with a long row of dock doors is on warehouse overhead door service. Tall doors under an overhead crane have their own page at crane bay and oversized door service. Dock door damage is on loading dock door repair. Fast fabric doors are on high speed industrial doors. Broken springs are on commercial spring repair and a door hit by a truck is on vehicle impact repair. If it is the middle of the night, go to emergency repair.
Before the tech arrives
Lock out the operator if the door is crooked, jammed or making a new noise. Keep people and lift trucks out from under it. Do not pull a heavy door down by hand with a broken spring or cable, because it can drop fast. Do not loosen anything on the spring shaft or the barrel.
