What makes a parkade operator different
A warehouse door might cycle 20 times a day. A parkade door in a 120-unit strata building cycles 300 to 500 times — every day, rain or shine, often with tailgating cars triggering extra reversals. That volume changes everything: motor sizing, brake wear, logic board heat dissipation, and the safety devices that prevent the door from closing on a bumper.
If you spec a light-duty residential operator because the door “looks like a house door,” you will replace it in 18 months. The gearbox will strip, the limit switches will drift, and the main board will cook from duty-cycle heat.
Duty cycle is the first filter
Every commercial operator carries a duty-cycle rating — usually expressed as cycles per hour and maximum cycles per day. For a parkade, you need continuous-duty or heavy-duty intermittent ratings. Look for:
- Continuous-duty motors (TEFC or TENV enclosures) rated for 60+ cycles per hour without thermal shutdown
- Oil-bathed gearboxes rather than grease-packed — they dissipate heat and survive the start-stop shock of photo-eye reversals
- Cycle counters built into the logic board — not optional. You need to know when 250,000 cycles hits so you can schedule preventive maintenance before the brake solenoid fails
Manaras OMH and OPH jackshaft operators, LiftMaster Maxum JHDC/RJDC models, and Hörmann ProMatic 4/5 series all carry genuine continuous-duty ratings. The Manaras OTH trolley line works for standard-lift parkade doors under 14 feet high, but only if the cycle count stays under 400 per day.
Jackshaft versus trolley — match the track
Most parkade doors run high-lift or vertical-lift track to clear sprinkler piping and ventilation ducts. That means a jackshaft operator mounted on the torsion tube — not a trolley hanging from the ceiling.
Jackshaft advantages for parkades:
- Keeps the motor and brake assembly off the floor where salt spray and pressure-washing hit
- Direct-drive to the torsion shaft eliminates chain/belt slack that causes limit-switch drift
- Easier access for techs — no ladder work over parked cars
Trolley operators (Manaras OTH, LiftMaster JDC) only make sense on standard-lift doors with 12-foot ceilings and no obstructions. If your parkade has high-lift track, spec a jackshaft.
Three-phase power if the building has it
Single-phase operators max out around 1 HP. Three-phase units start at 1 HP and scale to 5 HP with smoother torque, lower inrush current, and longer motor life. If the electrical room feeds three-phase to the parkade level, use it. The cost difference is negligible compared to the operator price, and the motor will outlast two single-phase replacements.
If the building is single-phase only, the Manaras OMH 1 HP single-phase and LiftMaster Maxum JDC 1 HP are the strongest options — but expect a 30% shorter motor life at 400 cycles daily.
Safety devices are not optional

- Through-beam photo eyes (not retro-reflective) — they hold alignment better in vibration-prone parkades
