Strata councils replacing a parkade entry face a choice that looks simple on paper: a rolling grille gate or a sectional overhead door. The spec sheets both say “secure.” The installers both say “reliable.” What the spec sheets leave out is what happens at 6 a.m. on a Tuesday when a resident tails a delivery van through the gate, the photo-eye gets knocked, and the whole parkade sits open until someone finds the manual release.
A rolling grille and a sectional door solve different problems. The right one depends on how your parkade actually runs — traffic volume, ceiling space, fire-code path, and who pays when something breaks.
What a rolling grille actually does
A rolling grille (often called a security grille or coil grille) is a curtain of interlocking aluminum or steel links that coils into a drum above the opening. You see them at mall entrances, underground parkades, and loading bays where ventilation matters.
The links are open. Air moves freely. That is the grille’s real job: satisfy the building code’s ventilation requirement for enclosed parkades without adding mechanical ventilation. If your parkade was designed around natural airflow through the entry, a solid door forces you to engineer makeup air — fans, louvers, ductwork, permit drawings. A grille avoids all of that.
Security is visual deterrence. The links are 3/4-inch to 1-inch openings depending on the profile. A determined person with bolt cutters and three minutes gets through. So does a driver who misjudges the width and takes the bottom bar off the track. The grille stops honest traffic. It does not stop a set up intrusion.
Cycle life is where the grille earns its keep. A commercial rolling grille rated for 50,000 to 100,000 cycles will outlast the building’s paint job if the tracks stay aligned and the bottom bar doesn’t catch. The motor sees less load than a sectional lifting 400 pounds of steel. Fewer spring adjustments. Fewer cable replacements.
The trade-off is headroom. The drum and motor need 18 to 24 inches of clear space above the opening. In a parkade with low beams, sprinkler mains, or a suspended ceiling, that space often does not exist. You also need side room for the guides — typically 6 to 8 inches each side. Tight parkades built in the 1980s and 1990s frequently have neither.
What a sectional overhead door actually does
A sectional door breaks the opening into horizontal panels that ride vertical tracks, then curve into horizontal tracks under the ceiling. The panels are insulated or non-insulated, 2-inch or 3-inch thick, steel or aluminum. When closed, it is a solid wall.
Security is physical. A 24-gauge steel panel with end stiles and a bottom astragal takes serious effort to breach. Most strata break-ins at the parkade entry end when the intruder realizes the door will not yield to a pry bar in 30 seconds. They move to the pedestrian door or the fence line.
Fire-code compliance is cleaner with a sectional. The door can be fire-rated (45, 60, 90 minutes) with a listed assembly — frame, hardware, operator, and fusible link all tested together. A rolling grille can be fire-rated, but the listed assemblies are fewer, the install tolerances tighter, and the annual drop-test documentation stricter. If your fire safety plan requires a rated closure at the parkade entry, a sectional is the path of least resistance.
Insulation matters if the parkade connects to conditioned space — a lobby, a storage room, a mechanical room. An R-12 to R-18 sectional door keeps the cold out and the heat in. A grille does none of that. The delta shows up on the strata’s gas bill every January.
Cycle life is lower. A commercial sectional rated for 25,000 to 50,000 cycles springs, cables, rollers, and hinges all wear. A high-cycle spring package (50k, 100k) costs more upfront but pays for itself in avoided emergency calls. The operator works harder lifting the full door weight every cycle. Headroom requirement is different. You need 12 to 18 inches above the opening for the horizontal track radius, plus the depth of the horizontal tracks into the parkade — typically 12 to 14 feet back for a standard-lift door. High-lift or vertical-lift tracks reduce the depth but increase the headroom. In a low parkade with deep beams, the geometry often dictates the choice for you.
The tailgating problem nobody talks about
Both door types fail the same way: a resident follows a car through before the door closes. The photo-eye sees the second car, reverses, and the door sits open. The timer-to-close (if enabled) counts down. The third car slips in. The parkade is now unsecured until the next valid credential arrives.
A grille makes this worse. The open links mean the photo-eye beam sits lower — often 18 inches off the floor — to catch a bumper. A lowered bike rack, a stroller, a shopping cart breaks the beam. The door reverses. The cycle repeats.
A sectional door lets you mount the photo-eyes higher (24 to 30 inches) because the solid panel blocks the lower zone. You can also add a second set of eyes at bumper height for vehicle detection, with a logic board that distinguishes “vehicle present” from “obstruction.” It costs more. It works better.
The real fix is not the door. It is access control: a reader that requires a credential before the door opens, paired with a fast-acting operator (24 inches per second or faster) and a 3-to-5-second timer-to-close. The door type matters less than the logic controlling it.
Maintenance reality in a strata budget
Strata councils plan in five-year cycles. Door maintenance appears as a line item once, then disappears until something breaks.
Rolling grille maintenance: lubricate the guides and bottom bar rollers quarterly. Check the drum springs annually — they relax over time and the motor starts drawing high amps. Sectional door maintenance: lubricate rollers, hinges, and springs quarterly. Check cable tension and drum alignment annually. Replace nylon rollers at 7 to 10 years (they chunk and flat-spot). Adjust spring tension as the door settles.
The sectional costs more to maintain. It also lasts longer if maintained. A neglected grille jams, the motor burns, and you replace the whole operator. A neglected sectional drops a cable, the door cocks in the tracks, and you replace panels, tracks, and operator. The sectional failure is more expensive and more dangerous.
Decision framework for the next meeting
Bring these questions to the council table. The answers will point to one door type before you call a supplier.
1. Ventilation: Does the parkade rely on the entry opening for natural airflow? If yes, a grille avoids mechanical ventilation engineering. If no — or if you are already adding fans — a sectional is on the table.
2. Fire rating: Does the fire safety plan require a rated closure at this opening? If yes, a sectional fire-rated assembly is simpler to specify, install, and document annually.
3. Headroom and side room: Measure the clear space above the opening and beside the jambs. Compare to the manufacturer’s minimums for each door type. The one that fits without structural modification wins.
4. Insulation need: Is the parkade adjacent to conditioned space? If yes, the sectional’s R-value pays back in energy savings. If no, the grille’s airflow is a feature, not a bug.
5. Traffic volume: Count cycles per day. Multiply by 365. If you exceed 15,000 cycles per year, specify high-cycle springs and a continuous-duty operator on either door type. The grille handles high cycles with less wear. The sectional handles them with more predictable maintenance intervals.
6. Security expectation: If the parkade has had forced-entry attempts, a sectional door raises the difficulty meaningfully. If the only incidents are tailgating, fix the access control logic first — it costs less than either door.
What to ask the installer
When you get quotes, ask for three things in writing:
- The listed fire-rated assembly number (if fire rating applies) and the annual drop-test procedure.
- The cycle rating of the springs and the operator duty class.
- The warranty coverage on the operator logic board — the part that fails when a power surge hits the parkade panel.
A quote that cannot name the fire assembly, the spring cycle rating, and the board warranty is not a quote. It is a guess.
